Excluded from this estimate: land, soil investigation (IS 1892), municipal approvals & sanction fees, water / electricity connection charges, registration, legal / advocate fees, architect / structural engineer / MEP consultant fees, premium FAR / fungible charges, contingency (typically 5–10%), GST on works contract (typically 5–18% depending on input tax credit).
