Apartment Vastu is a different problem from independent-plot Vastu. The 1,200 sqft 3BHK on the 7th floor of an east-facing tower doesn't have its own Brahmasthan; the tower has one. Your kitchen's South-East compass placement is what counts, not the tower's facing. Does it matter what floor my flat is on?
Slight Vastu variation by floor exists in classical texts (Manasara discusses storey-by-storey rules for multi-floor temple architecture) but it's not a major factor for residential apartments below ~12 floors. Floor matters more for sunlight + view + ventilation, which our 7-factor energy score captures regardless of floor number.
Can I upload just the builder's brochure or do I need a real floor plan?
Both work for the Audit tiers. A clean PDF / image of the flat layout with rooms labelled is enough. If only a brochure is available, the audit flags which assumptions had to be made (e.g. exact wall dimensions can't be verified from a brochure). Brochure-based reports have a confidence note attached.
What about Vastu for the building / tower itself?
Tower-level Vastu (entry direction, tower shape, parking placement) is flagged in the audit's site-context section. Per-flat reading takes precedence — you live in the flat, not the tower lobby. But if the tower has serious defects (NE cut-off, irregular shape, common-area toilet near tower entry), every flat in the building inherits some of that, and we say so.
Is the report a substitute for visiting the property?
No — always visit. The Vastu report tells you what the classical computation says about the layout. Visiting tells you about light, ventilation, neighbour noise, traffic, water-table actually-on-site — things even a satellite map and pincode data can't fully capture.
